Asphalt Maintenance, done right for Georgetown ground and heat

Georgetown put down a lot of new asphalt during the last few years of growth. Subdivision streets in Rancho Sienna and Santa Rita Ranch, HOA lanes in Sun City and Teravista, retail lots along Williams Drive. Much of that pavement is now old enough to be greying out in the sun, and most of it has never been sealed. The next five years decide whether those surfaces last 12 years or 25. Maintenance is that decision, and TXST Paving Company does it for homeowners, HOAs and property managers across Williamson County.

We are licensed and insured, based at 3901 E University Ave, and rated 5.0 stars on Google. Several of our maintenance customers have been with us for years, coming back for the next round of sealing and crack work. Call (737) 403-8619 for a free written estimate and a maintenance schedule that fits your property.

Asphalt Maintenance in Georgetown, explained

What Happens to Unmaintained Asphalt in Central Texas

Asphalt does not wear out from traffic in Georgetown so much as it dries out from the sun. Here is the usual sequence, and it runs faster here than in most of the country.

Sealcoating at year one or two, and every few years after, holds the surface at the first stage. Sealing the cracks as they appear keeps water out of the base. Together they cost a fraction of repaving, and they are the whole reason some driveways in Serenada and Berry Creek from twenty years ago still look fine.

Years 1 to 3: oxidation.A hundred days a year over 90 degrees and plenty over 100. UV breaks down the binder, the black fades to grey, and the surface gets harder and more brittle. Nothing looks wrong yet.
Years 3 to 6: cracking. The brittle surface cannot flex with the clay underneath it. Cracks open. Spring and fall storms drive water through them into the base.
Years 6 to 10: raveling and potholes.Fines wash out of the surface, stone loosens, wet base pumps out under tires. What was a sealcoat job is now a repair job.
Years 10 and up: base failure.Alligator cracking spreads, edges break off, low spots hold water. The only real fix is to repave.

Asphalt Maintenance Services We Provide

Crack Sealing

Cracks are cleaned out, routed where needed, and filled with hot-applied rubberized sealant that flexes with the pavement through our wet and dry cycles. This is the single highest-value thing you can do for asphalt on clay. Details on crack filling and repair.

Sealcoating

A coal tar or asphalt emulsion sealer applied in two coats over a clean, repaired surface. It blocks UV, sheds water and restores the black finish. We do driveway sealcoating for homeowners and commercial lot sealcoating for businesses and HOAs. Our sealcoating page covers materials and timing in more depth.

Small Repairs

Potholes, edge breaks and sunken spots fixed with hot mix before sealing, so the sealer goes over sound pavement. We fold these into the maintenance visit rather than sending a second crew.

Restriping

Sealcoating covers your lines. We relay stalls, accessible spaces, fire lanes and arrows on fresh sealer, and we bring markings up to current TAS and ADA layout while we are at it. See parking lot striping.

Drainage Fixes

Regrading low spots, cleaning and adjusting drains, and adding or repairing curb cuts so storm water leaves the pavement instead of soaking into it.

Scheduled Programs

For HOAs and property managers we set up a simple multi-year plan with a visit schedule and a budget figure, so nothing gets forgotten and the board is not surprised. Property managers can read more on our parking lot maintenance page.

Maintenance Timing for Georgetown Heat, Clay and Storms, Georgetown TX03

Maintenance Timing for Georgetown Heat, Clay and Storms

The maintenance calendar here is different from the one you will read about on national websites.

Seal earlier than you think. In a milder climate you might wait three or four years for the first sealcoat. Under Central Texas sun we recommend the first coat within a year or two of paving, once the asphalt has cured and the surface oils have worn off. After that, every two to four years depending on traffic and sun exposure.

Crack seal after the summer, before the storms. Cracks are widest at the end of a hot, dry summer when the clay has shrunk. Late summer and fall is the best window to fill them, ahead of the fall rains and the occasional hard freeze that would drive water in and open them further.

Watch the edges on clay. East of I-35, in Teravista, Santa Rita Ranch and toward Hutto, the clay pulls away from pavement edges in drought. We check edges on every maintenance visit and rebuild support before the edge breaks.

Fix standing water first. Sealer is not a waterproofing membrane. If a lot holds water after storms, the base is getting wet through every crack regardless of sealer. Drainage comes first on our list, then cracks, then sealcoat.

How a Maintenance Visit Works

Inspection. We walk the driveway or lot, note cracks, low spots, edge condition, drainage and surface age.
Written plan and estimate. What needs doing this visit, what can wait a year, and roughly what the next few years look like.
Repairs.Potholes and failed areas cut out and patched with hot mix. Edges rebuilt where the clay has taken the support.
Cleaning.Surface blown and swept, cracks cleaned with compressed air, oil spots primed so sealer will bond.
Crack sealing.Hot rubberized sealant applied and squeegeed flush.
Sealcoating. Two coats applied by squeegee or spray, with a cure time between coats.
Striping.Once the sealer has cured, lines, symbols and fire lane markings go back on.
Reopen and schedule.Usually 24 to 48 hours after sealing depending on heat and humidity. We note the next recommended visit.

A Typical Maintenance Schedule for Georgetown Asphalt

This is the general rhythm for a driveway or lot in normal use. Heavy traffic and full sun move things earlier, shade and light use push them later.

Pavement ageWhat we doWhy
Year 1 to 2First sealcoat, restripe if a lotLock in the surface before UV oxidation starts
Every yearInspection, crack sealing as needed, drainage checkKeep water out of the base, catch edge problems early
Every 2 to 4 yearsSealcoat again, restripeRenew the UV barrier, restore appearance and markings
Year 8 to 12Repairs to any failed areas, then sealcoatAddress isolated base problems before they spread
Year 15 to 25Evaluate for overlay or reconstructionMaintained pavement reaches the end of its life slowly, not all at once

Compare that to an unmaintained lot, which often needs repairs by year 6 and a full repave by year 12.

FAQ

Asphalt Maintenance in Georgetown: your questions answered

How often should asphalt be sealcoated in Georgetown?

First coat within a year or two of paving, then every two to four years. Central Texas sun oxidizes asphalt faster than most climates, so waiting five or six years between coats lets the surface get brittle and crack. Lots in full sun with heavy traffic sit at the short end of that range. A shaded residential driveway can stretch toward the long end.

Does sealcoating fix cracks?

No. Sealer is thin and will not bridge a crack. Cracks need to be cleaned and filled with hot rubberized sealant first, then the sealcoat goes over the top. Sealing over open cracks is how you end up with a black driveway that still lets water into the base. Every maintenance estimate we write lists crack sealing separately so you can see it is being done.

Is asphalt maintenance worth it for an HOA with private streets?

It is usually the biggest money-saver in the reserve budget. Streets that are crack sealed yearly and sealcoated every few years last decades. Streets that are ignored need repairs within a few years and reconstruction well before their design life. We set up a multi-year plan with a visit schedule and a budget figure so the board can plan for it rather than react to it.

What time of year do you do sealcoating and crack sealing?

Sealcoating needs warm, dry weather, so late spring through fall is the main season in Georgetown, with a break for stormy stretches. Crack sealing works best in late summer and fall when cracks are widest after the dry season. We schedule around forecasts because sealer needs a dry day or two to cure, and a surprise storm can wash fresh material off.

How long do I have to stay off the driveway after sealcoating?

Foot traffic after a few hours, cars after 24 to 48 hours depending on heat and humidity. In peak summer the sealer cures fast. In cooler or humid weather it takes longer. We cone off the area and tell you exactly when it is ready. Avoid sharp turns with the wheels stopped for the first few days, as fresh sealer can scuff.
