Commercial Asphalt Paving in Georgetown

Commercial Asphalt Paving, done right for Georgetown ground and heat

A commercial lot is the first thing a customer touches on your property. A tenant on Williams Drive told us her regulars had started parking at the shop next door because the potholes at her entrance were swallowing tires. That is the real cost of a worn lot: not the repair bill, but the people who quietly go elsewhere. TXST Paving Company paves commercial asphalt across Georgetown and Williamson County, and we plan the work so you lose as little business as possible while it happens.

We are licensed and insured, rated 5.0 stars on Google, and based at 3901 E University Ave. We work with property managers, franchise owners, churches, school districts, HOAs and developers from Wolf Ranch and the Westinghouse Rd corridor to Round Rock, Hutto and Cedar Park. Call (737) 403-8619 for a free written estimate.

Commercial Asphalt Paving in Georgetown, explained

What a Failing Commercial Lot Looks Like Around Georgetown

Commercial pavement fails differently from a driveway because the loads are different. Delivery trucks, dumpsters, fire apparatus and a few hundred cars a day find every weak spot. On lots around Georgetown we see the same handful of problems over and over:

Some of this is fixable with repairs. When rutting, alligator cracking and drainage problems cover a large share of the lot, repaving is the cheaper long-term choice.

Rutting and shoving in drive aisles and at the dumpster pad.Heavy wheels on asphalt that was placed too thin, or on a base that was never compacted properly when the pad was built.
Alligator cracking in the parking rows.Usually water. Lots east of I-35 sit on Blackland clay that swells and shrinks with every wet and dry cycle, and the pavement above it cracks and drops.
Birdbaths and standing water.Flat spots that hold rain for days after a Central Texas storm. The water goes down through the cracks and softens the base, and the spot gets bigger each year.
Raveling and a grey, dry surface.Ten summers of UV without a sealcoat. The surface loses its fines, the stone loosens, and the lot starts to look like gravel.
Faded striping and missing accessible markings.Beyond appearance, that is a compliance problem under the Texas Accessibility Standards.

Commercial Asphalt Paving Services We Provide

New Parking Lot Construction

Subgrade preparation, compacted flexible base, and hot mix asphalt placed in one or two lifts depending on the traffic. We work from your site plan or help you lay one out, including stall counts, drive aisle widths, accessible spaces and loading zones. Our parking lot asphalt contractor page covers lot construction in more depth.

Mill and Overlay

When the base is sound but the surface is done, we mill off the top layer and pave a new lift over it. This keeps your curb and drainage elevations, avoids full demolition and is usually done in phases over a few days. See asphalt milling.

Full-Depth Reconstruction

Where the base has failed, we remove everything, rebuild the base and pave new. This is the fix for lots that have been patched for years and keep coming back.

Heavy-Duty Areas

Loading docks, dumpster pads, truck aprons and RV storage lanes need thicker sections. We build these differently from the parking rows so you do not pay for heavy-duty pavement across the whole lot.

Accessibility and Fire Lanes

Accessible spaces, van spaces, ramps and signage laid out to TAS and ADA, and fire lanes marked to the Georgetown fire marshal's requirements with red curb and lettering. We handle ramp installation, fire lane striping and parking lot striping so the lot opens finished.

Paving Commercial Lots for Williamson County Ground and Weather, Georgetown TX03

Paving Commercial Lots for Williamson County Ground and Weather

Two things drive how we design a commercial lot here: the soil under it and the water that will land on it.

Retail and warehouse pads along SH 130 and out toward Hutto and Taylor sit on expansive clay. A lot built on that clay with a thin base will heave and crack no matter how good the asphalt is. On these sites we specify a deeper compacted base, and where the clay is especially active we will talk about stabilizing the subgrade before the base goes down. West of I-35, along Williams Drive and toward Lake Georgetown, the limestone is stable but nearly impermeable, so drainage design carries the load.

Georgetown storms drop a lot of water fast. We grade every lot with a real slope toward inlets, curb cuts or swales.

Heat finishes the job. With 100 degree afternoons, we schedule compaction carefully so the mat reaches density before it cools, and we recommend a first sealcoat within a year or two to lock in the surface before UV starts pulling the oils out.

How a Commercial Paving Project Runs

Site walk and scope. We meet you or your property manager, review any plans, core or probe the existing pavement if needed, and identify heavy-load areas, drainage paths, accessible routes and fire lanes.
Written estimate with phasing plan. You get thicknesses, mix type, square footage and a phasing map showing which sections close when. For an occupied retail center we often work in halves or thirds, or at night.
Permits and coordination. We coordinate with the City of Georgetown or the relevant municipality where permits or inspections apply, and with your tenants on parking during the work.
Demolition or milling.Remove failed sections or mill the surface, haul material off site.
Base and grading.Repair or rebuild the base, compact in lifts, verify slope to drainage.
Paving.Hot mix placed by paver in one or two lifts, rolled to density, joints tied in cleanly to concrete curbs, ramps and existing pavement.
Striping and signage.Layout, stalls, accessible spaces, van aisles, fire lanes, stop bars and arrows, once the surface has cured.
Handover and maintenance plan.A walkthrough with you, and a simple schedule for crack sealing and sealcoating so the lot stays in warranty-grade shape.

FAQ

Commercial Asphalt Paving in Georgetown: your questions answered

Can you pave my parking lot without closing my business?

Usually, yes. We split the lot into phases and keep a working section open with clear signage while we pave the rest. For restaurants and retail with tight parking we can work nights or early mornings. Mill and overlay jobs move quickly, often a section per day. We build the phasing plan into the estimate so you can tell your tenants exactly what to expect.

Do I need to bring my lot up to ADA and TAS standards when I repave?

In most cases repaving triggers the requirement to provide compliant accessible parking, van spaces, access aisles, ramps and signage. It is also simply the right time to do it, since layout is easier on fresh pavement. We lay out accessible spaces to the Texas Accessibility Standards and coordinate ramps where needed. For projects requiring formal review, we work with your architect or engineer.

How thick does commercial asphalt need to be?

It depends on traffic. Car-only parking rows are typically built thinner than drive aisles and loading areas, which get a deeper base and thicker asphalt, often in two lifts. Dumpster pads and dock aprons may warrant concrete. We separate the lot into zones so you pay for heavy-duty pavement only where trucks actually go. Every proposal lists the section for each zone.

Is mill and overlay a good option for my lot, or do I need full replacement?

Mill and overlay works when the base is sound and the problems are on the surface: raveling, shallow cracks, worn texture. Full replacement is needed when there is widespread alligator cracking, rutting or soft spots that indicate base failure. We probe or core the lot to find out rather than guess, because the price difference is significant and an overlay over a bad base fails fast.

How long does a commercial paving project take in Georgetown?

A small retail lot mill and overlay can be done in one to three days. A full reconstruction of a mid-sized lot typically runs one to two weeks including base work, paving, curing and striping. Weather is the main variable, since we cannot pave on saturated base after a heavy storm. We give you a schedule with the estimate and update it as the work proceeds.
