Driveway Sealcoating, done right for Georgetown ground and heat
Walk out to the end of your driveway on a July afternoon and look at the surface. If it has faded from black to grey, if you can pick loose pebbles off the top with your fingers, or if there are hairline cracks running across it, the sun has been working on it for a while. TXST Paving Company seals asphalt driveways in Georgetown and the surrounding area, and most of the driveways we look at have gone longer than they should have without a coat.
A driveway sealcoat is a simple job when it is done right: clean the surface, fill the cracks, prime the oil spots, apply a properly mixed sealer, and stay off it until it cures. Where it goes wrong is skipping steps or thinning the material. We do not do either, and we put the scope in writing so you know what you are paying for.

Driveway Sealcoating in Georgetown, explained
01What UV and Oxidation Do to a Driveway Here
Fresh asphalt is black because the binder, the asphalt cement that glues the stone together, is coating everything. Ultraviolet light and oxygen break that binder down from the top. The process is called oxidation, and it runs fast here because of how many days a year the pavement sits well above 130 degrees under a clear sky.
As the binder oxidizes it loses its oils, turns grey and gets brittle. Brittle binder cannot hold stone, so the surface starts to ravel. It also cannot flex, so when the ground moves, and east of I-35 the Blackland Prairie clay moves a lot, the surface cracks instead of bending. Water gets into the cracks, softens the base, and the driveway starts to sink at the edges.
Sealcoating interrupts that chain early. It replaces the surface binder the sun has taken, closes the pores water was using, and adds a wearing layer that takes the UV instead of the asphalt. A driveway in Sun City or Santa Rita Ranch that is sealed on schedule will still be a driveway in twenty years. One that never gets sealed will be a candidate for driveway paving well before that.
02What Driveway Sealcoating Includes
Every driveway sealcoat from TXST Paving includes the steps below. If we skip one on your job, it is because the driveway does not need it, and we will tell you why.
Cleaning and Preparation
We blow or sweep off dirt, leaves and loose stone, scrape out any grass growing in the cracks, and wash down heavy grime. Sealer bonds to asphalt, not to dust.
Crack Filling
Cracks wider than about a quarter inch are cleaned out and filled with hot pour rubberized sealant before any sealer goes down. Sealer is a coating, not a filler, and it will sink into an open crack and vanish. Our crack filling page has the details.
Oil Spot Priming
The spot where a car has dripped oil for years will not accept sealer. We scrub it and apply an oil spot primer so the sealcoat can bond. Without primer, the sealer peels off those spots within a season.
Sealer Application
We apply the sealer by squeegee or brush on driveways, which works the material into the surface better than spraying alone. Most driveways get two coats, with the second going on after the first has dried to the touch. Edges are cut in by hand so sealer stays off your garage slab, sidewalk and landscaping.
Coal Tar vs Asphalt Emulsion Sealer
There are two main families of driveway sealer, and the question of which is better comes up on almost every estimate. Both work when they are mixed and applied correctly. Here is how they compare.
| Factor | Coal tar sealer | Asphalt emulsion sealer |
|---|---|---|
| Made from | Refined coal tar pitch, water, clay and sand | Asphalt cement emulsified in water, with sand and usually polymer additives |
| Gas and oil resistance | Excellent, coal tar does not dissolve in petroleum | Good with additives, drip spots still need primer |
| UV resistance and color | Very good, holds dark color longest | Good, may fade slightly sooner |
| Odor during application | Strong, can irritate skin and eyes | Mild |
| Local restrictions | Banned or restricted in Austin and several other Texas cities | None |
| Flexibility in heat cycles | Stiffer, can hairline crack | More flexible, moves with the asphalt |
Our default on Georgetown driveways is a polymer-modified asphalt emulsion. It bonds well to the asphalt it protects, it flexes with the temperature swings we get here, and it avoids the health and runoff concerns behind the coal tar bans. If you prefer coal tar and it is allowed where you live, we will talk it through.
Our Driveway Sealcoating Process
05Cure Time in Central Texas Heat
Sealer dries in two stages. First the water evaporates and the surface is dry to the touch. Then the binder cures and hardens over the following day or two. Heat speeds up the first stage and helps the second, which is one reason Georgetown is a good place to sealcoat.
In summer, foot traffic is usually fine after four to six hours. Vehicles should stay off for 24 hours at minimum, and we recommend 48 hours after the second coat if you can manage it. Avoid turning the steering wheel while the car is stationary for the first week, since fresh sealer will scuff under a dry-steered tire. Driveways in shade, like the tree-covered lots in Old Town, or jobs done in October or March with cool nights, need the longer end of those ranges.
Humidity slows curing more than people expect. A muggy morning after a storm can keep the surface tacky well into the afternoon, which is why we watch the forecast and will reschedule rather than seal into a wet spell.
06How Often to Sealcoat a Driveway in Georgetown
Brand new asphalt should not be sealed right away. It needs to go through at least one summer, roughly six to twelve months, so the surface oils flash off and the pavement firms up. Sealing too early traps those oils and leaves a soft, scuff-prone surface.
After that first coat, plan on resealing every two to three years. Sun exposure decides where in that range you land. A south-facing driveway in Wolf Ranch with no shade is a two-year driveway. One under live oaks in Berry Creek can stretch to three. The visual cue is color: when the surface has gone uniformly grey and you can see individual stones, it is time.
Waiting longer costs more. Once raveling has removed real surface thickness, sealer will not bring it back, and you are looking at patching or resurfacing first.
We seal driveways throughout Georgetown, including Sun City, Teravista, Rancho Sienna and Serenada, and in Round Rock, Leander, Liberty Hill, Hutto and Jarrell. For everything we offer, see our sealcoating services page.

Driveway Sealcoating in Georgetown: your questions answered
Can I sealcoat my driveway myself?
You can. Hardware store sealer in a bucket will darken a driveway for a season. The difference is in the material and the prep: contractor sealer carries more solids and sand, cracks get hot pour sealant instead of a caulk tube, and oil spots get primed. A professional coat on a Georgetown driveway lasts two to three years. A bucket coat is usually grey again by the next summer.
Will sealcoating fix the cracks in my driveway?
No. Sealer is a thin protective coating and will not fill a crack. Cracks over a quarter inch are cleaned and filled with hot pour rubberized sealant before we seal, and that is included in our driveway work. Alligatored or sunken areas mean the base underneath has failed and need to be cut out and patched, which we will point out on the estimate.
How long does the job take?
Most Georgetown driveways are a single day: prep and crack filling in the morning, first coat late morning, second coat once the first has dried. Larger driveways or ones with heavy cracking sometimes get prep on one day and sealer the next. After that, plan on keeping cars off for 24 to 48 hours depending on the weather.
What time of year is best for sealcoating in Georgetown?
Any dry day above 50 degrees works, which in Central Texas covers March through November and often parts of winter. Summer gives the fastest cure and the least chance of a surprise shower ruining a fresh coat. Spring and fall are fine as long as we can find a 24 hour dry window between storm fronts.
Why does my new sealcoat have tire marks?
Fresh sealer scuffs when a tire turns while the car is not moving. Power steering in a hot driveway does it easily during the first week or two, before the sealer has fully hardened. The marks are cosmetic and blend in with a few weeks of sun and rain. Pull in and out straight for the first week and you will barely see any.
