Parking Lot Asphalt Contractor, done right for Georgetown ground and heat

Your lot is already there. It is grey, it has a pothole by the dumpster, the stripes are gone, and somebody mentioned the ramp is not to code. You do not need a new lot. You need an asphalt contractor who can look at what you have, tell you what it needs this year and what can wait, and do the work at night or on a Sunday so your customers keep coming in the door.

That is most of what TXST Paving Company does. We are a licensed and insured asphalt contractor based on E University Ave in Georgetown, 5.0-star rated on Google, and existing lots on Williams Drive, in Round Rock and out in Hutto are our daily work.

Parking Lot Asphalt Contractor in Georgetown, explained

Reading an Existing Lot

Before we quote anything we walk the lot and sort what we see into three buckets.

Most Georgetown lots we see are a mix of the first two. Very few need a rebuild, and we will tell you plainly when one does.

Surface problems.Grey, oxidized asphalt, fine cracking, raveling where the rock is coming loose, faded stripes. The base is fine. This is a crack seal, sealcoat and restripe job.
Localized failures.Potholes, alligator cracking at the dumpster pad or in the drive lane, a sunken trench where a utility was cut. Cut out, rebuild the base, patch. The rest of the lot stays.
Widespread structural failure.Rutting in the lanes, alligator cracking across large areas, heaving from clay. This is a mill and overlay or, at the far end, a rebuild.

Asphalt Overlays and Resurfacing

1.5 to 2 inches of new hot mix over the existing lot after the failures are patched. We mill at the edges, curbs and drains so the new surface stays flush and water still reaches the inlets. Details on the asphalt resurfacing page.

Patching and Pothole Repair

Saw cut, remove, recompact the base and lay new hot mix, then seal the seams. Not a cold patch thrown in a hole. See parking lot repair.

Crack Sealing

Hot pour rubberized sealant in cleaned, routed cracks. The single best thing you can do for a lot on Blackland clay, because it keeps storm water out of the base.

Sealcoating

Two coats of commercial grade sealer, applied in sections so part of the lot is always open. It blocks UV, slows oxidation and brings the lot back to black.

Striping and Markings

Restriping, accessible spaces with proper signage, van spaces, fire lanes to the fire marshal's standard, arrows, crosswalks, speed bumps and wheel stops. Layout changes if you need more spaces or a better drive-thru lane.

Curb, Ramp and Concrete Repair

Broken curb, heaved gutter, and accessible ramps brought up to Texas Accessibility Standards.

Working Around Your Business Hours

An occupied lot is a scheduling job as much as a paving job. Here is how we keep you open.

Phased sections. We split the lot so entrances, drive-thru lanes and accessible spaces stay available. Sealcoat one half, open it, do the other.
Nights and weekends.Retail and restaurants usually get overnight sealcoat and striping. Churches get weekdays. Schools get summer and holiday breaks. Offices get Saturdays.
Cure times that are real.Sealcoat needs several hours in our heat before it can take tires, and we schedule around that instead of hoping. Hot mix patches can take traffic the same day once they cool.
Traffic control.Cones, barricades and signs so drivers know where to go. Tenant notices ready for you to forward.
Weather calls.A storm rolling up the San Gabriel valley will wash fresh sealer off. We watch the radar and reschedule rather than gamble your lot.
The Central Texas Wear Cycle, Georgetown TX04

The Central Texas Wear Cycle

A lot here is attacked from above and below. Above, 100-plus degree summers and hard UV oxidize the binder out of the surface. The lot goes grey, then brittle, then it starts to ravel and crack. Below, expansive clay east of I-35 swells and shrinks with every storm and drought, lifting and dropping the base under the pavement. Then a spring or fall flash flood puts standing water in the low spots and pushes it through every open crack into the base.

The occasional hard freeze, like January 2024, opens cracks a little wider, but it is a minor player. The maintenance plan that works here is simple: seal the cracks before the storms, sealcoat before the surface goes grey, and fix the base under any patch instead of skimming over it.

What Your Lot Needs, by Condition

For a written plan that spreads this across several budget years, see parking lot maintenance .

Lots We Service Around Georgetown, Georgetown TX06

Lots We Service Around Georgetown

Retail strips and restaurants on Williams Drive and University Ave, medical and office lots off I-35, churches and schools across town, Sun City commercial, apartment communities in Wolf Ranch and Teravista, and storage yards along Westinghouse Rd. Beyond Georgetown we service lots in Round Rock, Cedar Park, Leander, Hutto, Pflugerville, Taylor, Liberty Hill, Jarrell and north Austin.

Being based on E University Ave means an overnight sealcoat on Williams Drive or a Saturday restripe in Round Rock is a short drive for the crew, not a mobilization from another county. It also means we can swing by the day after a storm to make sure the lot drained the way it should.

FAQ

Parking Lot Asphalt Contractor in Georgetown: your questions answered

Can you sealcoat my lot without closing it?

Yes. We split the lot into two or more sections, sealcoat one while the other stays open, then swap. For retail and restaurants we usually do it overnight so the sealer cures before the morning rush. Entrances, drive-thru lanes and accessible spaces are kept available in every phase, and we post signs and cones so drivers know where to go.

How long does an overlay last on a parking lot?

An overlay of 1.5 to 2 inches of hot mix over a sound base, with the failed areas patched first and the edges milled, typically gives a lot many more years of service. How many depends on traffic, sun exposure and whether it gets crack sealed and sealcoated on schedule. An overlay over a failed base will crack through within a year or two.

Should I overlay or rebuild?

Overlay if the surface is worn but the base is holding, which is most Georgetown lots. Rebuild the areas where the base has failed: deep rutting, alligator cracking that moves when you step on it, and clay heave. Often the right answer is a rebuild of a few drive lanes and an overlay everywhere else. We probe the lot before we recommend either.

Do you fix ADA issues on existing lots?

Yes. We restripe accessible and van accessible spaces with the right widths, aisles and signage, pour or rebuild ramps to Texas Accessibility Standards, and correct slopes in the accessible route. If an inspector or an insurance review flagged your lot, send us the report and we will price exactly what it calls for.

How often should a Georgetown parking lot be sealcoated?

Every 2 to 3 years for most lots, with crack sealing every year in between. Central Texas UV and heat oxidize an unsealed surface faster than the national averages suggest, so a lot that goes five years without sealer is usually grey and raveling. Lots with heavy truck traffic or full sun may need the shorter end of that range.
