Commercial Paving Contractor, done right for Georgetown ground and heat

If you manage property, you do not need a paving lecture. You need a contractor who answers the phone, shows up when the schedule says, keeps the tenants parking, and sends an invoice that matches the proposal. That is the job TXST Paving Company does for commercial clients across Georgetown and the I-35 corridor.

We are licensed and insured, 5.0-star rated on Google, and based at 3901 E University Ave, which puts us within about twenty minutes of most of the properties we serve, from the retail on Williams Drive to the office parks in Round Rock and the new subdivisions in Hutto and Leander. This page explains how we work with commercial clients and what we can take off your plate.

All our paving services

  • Driveway Paving: Residential driveways, ranch drives and long private lanes paved in one to two days with a clean, sealed edge.
  • Parking Lot Paving: New parking lots from subgrade to stripes, graded to drain and built for delivery trucks.
  • Commercial Paving Contractor: One accountable contractor for property managers, developers and HOAs across Georgetown and Round Rock.
  • Parking Lot Asphalt Contractor: Overlays, repairs, sealcoating and striping for existing lots, scheduled around your business hours.

Property Managers

Retail centers, medical and office buildings, multifamily. We provide condition assessments, budget numbers by year, phased work that keeps tenants parking, and a single point of contact.

Developers and General Contractors

New lots and private roads on commercial pads and subdivision phases. We work from your civil plans, coordinate with your site contractor and meet the city inspections.

Lots that are empty Monday through Friday, or empty all summer. We schedule around services, car lines and events, and handle the accessible spaces, drop-off zones and fire lanes those properties need.

Industrial and Storage

Truck yards, RV and boat storage, and warehouse lots along SH 130 and the Westinghouse Rd corridor, built heavy for the loads they carry.

Why a Local Contractor Matters on the I-35 Corridor, Georgetown TX03

Why a Local Contractor Matters on the I-35 Corridor

Williamson County is adding rooftops and retail faster than almost anywhere in Texas, and the pavement is going in fast with it. We see the results a few years later: lots on the Westinghouse Rd side of Georgetown built on thin base over Blackland clay that are already rutting, and lots west of the interstate on limestone that were never sealed and have gone grey in three summers. Knowing which side of I-35 a property sits on tells us a lot before we ever core it.

Being twenty minutes from the job matters in a practical way too. Hot mix cools on the truck, so a short haul from the plant lays a tighter mat. Sealcoat has to beat the afternoon storm, so a crew that can start at 5:00 AM on Williams Drive instead of driving up from south Austin gets it done. And when a tenant calls your office about a cone left in a stall, we can be there that morning.

How We Work With Commercial Clients

A few things we do on every commercial job that make life easier on your side of the desk.

Written scope with quantities.Square yards, tons, thicknesses, base depths, linear feet of curb and crack seal. You can compare our number to anyone else's line by line.
Phasing plan and traffic control. We split occupied lots into sections, keep entrances open, and cone and barricade so customers know where to go. Overnight or weekend work where the tenant needs it.
Insurance certificates and lien releases.Sent before we start and with the final invoice, without you having to chase them.
Notices for tenants and residents.Plain language, with dates and a phone number, ready for you to forward.
One foreman on site.Same person from start to finish, and you have his number.
Photos and closeout. Before, during and after, plus a maintenance schedule so the next budget cycle is easy.

Budgeting Pavement in Central Texas

Pavement here ages on a different clock than the national rules of thumb. Summer heat and UV oxidize the surface fast, Blackland clay east of I-35 moves the base under it, and flash floods find every low spot. A lot that gets sealcoated every two to three years and crack sealed every year will go far longer before it needs an overlay than one that is ignored. Maintenance money is the cheapest paving money there is.

ApproachWhat you doWhat it costs youWhere it ends
Run to failureNothing until it is unsafeLowest for years, then a full rebuildRemove and replace, base and all
ReactivePatch potholes as complaints come inUnpredictable, many small mobilizationsOverlay sooner than planned
Planned maintenanceCrack seal yearly, sealcoat every 2 to 3 years, patch on scheduleSmall, steady line itemOverlay when the surface is worn, base intact

The table below is how we usually talk boards and owners through it.

We can put a five year plan together for any property or portfolio and update it each year after a site walk.

Commercial Work Across Williamson County, Georgetown TX06

Commercial Work Across Williamson County

Georgetown, including Wolf Ranch, Old Town, Sun City, the Williams Drive and Westinghouse Rd corridors and the SH 130 frontage. Round Rock and Teravista. Hutto, Pflugerville and Taylor to the east. Cedar Park, Leander and Liberty Hill to the west. Jarrell and Salado up I-35, and north Austin down it. If you have properties spread across that map, we can walk them all in a week and give you one report.

FAQ

Commercial Paving Contractor in Georgetown: your questions answered

Can you work without closing my lot?

Almost always. We phase occupied lots into sections so entrances, drive-thru lanes and accessible spaces stay open, and we do sealcoating and striping overnight or on weekends for retail and restaurants. Full lot closures are rare and only for small lots where phasing does not make sense. Tenant notices are part of the package.

Do you provide insurance certificates and lien waivers?

Yes. TXST Paving is licensed and insured, and we send a certificate naming your entity before work starts. Conditional and unconditional lien releases go out with progress and final invoices. If your management company has its own vendor forms, send them with the purchase order and we will return them completed.

Can you give budget numbers for next year without committing to the work?

Yes, and property managers ask for this all the time. We walk the property, photograph the conditions and send a written budget estimate broken into what should be done this year, next year and the year after. There is no charge and no obligation. When the budget is approved we confirm the numbers and schedule the work.

Do you work with HOA boards?

Regularly. We present at board meetings, explain the options in plain language, and phase private street work so residents keep driveway access. We provide notices for the management company to distribute and give the board one contact for the whole project. Communities in Teravista, Rancho Sienna and Santa Rita Ranch are all within our normal service area.

How far in advance should I schedule commercial paving?

For overlays and new lots, a few weeks to a couple of months is typical, longer in late spring and summer when demand peaks and asphalt plants are busiest. Sealcoating and striping can usually be scheduled faster. If you have a fixed date, like a school break or a grand opening, call early and we will hold the window.
