Sealcoating in Georgetown

One local crew for every sealcoating job

TXST Paving Company is a sealcoating contractor based at 3901 E University Ave in Georgetown, TX. We seal driveways, parking lots, private roads and HOA streets across Williamson County, from Sun City and Wolf Ranch to Round Rock, Leander and Hutto. Every job starts with a walk of the pavement, a written estimate, and a plain explanation of what the surface needs and what it does not.

Sealcoating is not paving. It is a protective coat applied over sound asphalt to slow down the two things that age pavement fastest in Central Texas: ultraviolet light and water. Done on time, it keeps a surface black and flexible and pushes back the day you have to pay for resurfacing. Done too late, on a surface that is already raveling, it is money spent on the wrong repair. We will tell you which one you have.

  • Driveway Sealcoating: Commercial grade sealer that blocks UV and water and brings a grey driveway back to black.
  • Commercial Lot Sealcoating: Sealcoating for retail, office and multifamily lots, phased and restriped so customers keep parking.
  • Crack Filling & Repair: Hot pour rubberized crack sealing that keeps rain out of your base, the cheapest repair you will ever buy.
  • Parking Lot Maintenance: Scheduled crack sealing, sealcoating, patching and striping plans that keep lots safe and budgets predictable.

What Sealcoating Does for Georgetown Asphalt, Georgetown TX01

What Sealcoating Does for Georgetown Asphalt

Asphalt is held together by a petroleum binder, and sunlight breaks that binder down. In a Georgetown summer, with weeks of 100 degree afternoons and pavement surface temperatures far higher than that, oxidation moves fast. The surface turns from black to grey, the binder gets brittle, and small stones start to loosen. That loose stone is called raveling, and once it starts the surface loses thickness every year.

A sealcoat puts a fresh layer of binder and fine aggregate over the surface. It shields the asphalt underneath from UV, sheds water so it does not soak into the base, and resists the gasoline and oil drips that soften plain asphalt. On a lot along Williams Drive or a driveway in Berry Creek, the difference between a sealed and an unsealed surface is obvious within two summers.

What sealcoating does not do is fix structural problems. It will not bridge an alligator-cracked area, level a depression, or repair a base that has been sitting in water. Those need patching first. We say this up front because most sealcoating complaints come from sealer applied over pavement that needed repair.

Sealcoating Services We Offer, Georgetown TX02

Sealcoating Services We Offer

Four services make up our sealcoating work in Georgetown. Most jobs combine two or three of them.

Driveway Sealcoating

Residential driveways in Sun City, Teravista, Rancho Sienna and the older lots in Old Town. Cleaning, crack filling, oil spot priming and two coats of sealer, with a clear explanation of cure time before you park on it. We also seal long ranch driveways and private roads out toward Liberty Hill and Jarrell where hot mix was used instead of chip seal.

Commercial Lot Sealcoating

Retail centers, office parks, churches, schools, medical offices and RV storage lots. We phase the work so tenants keep parking, coordinate with property managers on notice, and restripe once the sealer has cured.

Crack Filling and Repair

Hot pour rubberized crack sealant, routed where the crack calls for it, applied before sealcoating or as a standalone service. This is the single most cost-effective thing you can do for asphalt sitting on Blackland Prairie clay.

Parking Lot Maintenance Plans

Multi-year schedules for property managers and HOA boards that want a predictable budget instead of surprise repairs. Inspections, crack sealing, sealcoating and striping on a calendar we agree on ahead of time.

Heat, UV and Clay: Why Timing Matters Here

Sealcoating advice written for Ohio or Michigan does not transfer well to Williamson County. Freeze-thaw is a minor factor here. A hard freeze like February 2021 or January 2024 will open existing cracks a little wider, but it is not what kills pavement. Three local conditions do most of the damage.

West of I-35, over limestone and caliche in areas like Wolf Ranch and Serenada, the ground is more stable, and sealcoating on schedule tends to keep pavement in good shape for a long time.

UV and heat.Long summers oxidize unsealed asphalt fast. A driveway that would stay black for five years up north greys out in two or three here. Sealcoating on a two to three year cycle is normal for Georgetown, not excessive.
Expansive clay.East of I-35, in areas like Teravista, Hutto and along the SH 130 corridor, Houston Black clay shrinks during drought and swells after rain. That movement opens cracks in the pavement above it. Sealer alone will not hold those cracks closed, which is why crack filling comes first.
Heavy storms.Spring and fall storms drop a lot of water fast. Where a lot drains poorly, water sits, soaks into open cracks and softens the base. Sealer keeps water on top of the pavement where it can run off, but only if the cracks are sealed and the low spots are dealt with.

How to Choose a Sealcoating Contractor in Georgetown

Sealcoating draws a lot of one-truck operators, and some of them do good work. Here is what we would ask any contractor, including us, before hiring them.

What sealer, and how is it mixed?Ask whether they use coal tar or asphalt emulsion, what the sand loading is, and whether they add water on site. Watered-down sealer looks fine on day one and fails in a year.
What happens to the cracks? If the answer is that the sealer fills them, walk away. Cracks over a quarter inch need hot pour sealant before the sealcoat goes on.
How many coats? Two coats is standard on a lot. A driveway can sometimes take one heavy coat, but ask, and get it in writing.
How will they handle oil spots?Oil-soaked asphalt rejects sealer unless it is primed first.
Is the estimate in writing, and are they insured?TXST Paving is licensed and insured, and every estimate is written and itemized.
What do the reviews say?We are 5.0-star rated on Google, and several of those reviews are repeat customers who have had us back over multiple years for sealing and patching.

FAQ

Sealcoating Contractor questions, answered

How long after sealcoating can I drive on it?

In a Georgetown summer the surface is usually dry to the touch within a couple of hours and can take foot traffic in four to six. Keep vehicles off for 24 hours at minimum, and 48 hours is better for a second coat. Shade, humidity and cool nights in spring or fall stretch those times, and we will give you a specific window for your job.

Do you use coal tar or asphalt emulsion sealer?

We can apply either, but our standard on Georgetown work is a polymer-modified asphalt emulsion. It bonds well to the asphalt it is protecting, flexes with the temperature swings we get here, and does not carry the runoff and health concerns that have led Austin and other Texas cities to restrict coal tar. We will explain the tradeoffs on your estimate.

Can you sealcoat over cracks?

Not without filling them first. Sealer is a thin coating and will simply run into an open crack and disappear. Any crack wider than about a quarter inch gets cleaned and filled with hot pour rubberized sealant before the sealcoat goes down. Alligatored areas, where the base has failed, need to be cut out and patched rather than filled.

How often should a driveway or lot be sealed in Georgetown?

Every two to three years for most surfaces. Full sun and heavy traffic push you toward two, shade and light use toward three. New asphalt should wait six to twelve months for its first coat so the surface oils flash off. The visual signal is color: when the pavement has gone uniformly grey and you can see individual stones, it is due.

Do you sealcoat in winter?

We need pavement and air temperatures above 50 degrees and rising, with no rain for 24 hours. Around Georgetown that rules out only a few weeks in a normal winter, and there are usually workable windows in December and January. The reliable season runs roughly March through November, and summer gives the fastest cure.
