Asphalt Milling, done right for Georgetown ground and heat
Asphalt milling, also called cold planing, is the step most property owners have never seen and most overlays should not skip. A milling machine with a rotating drum of carbide teeth grinds off a set depth of old asphalt, loads the grindings straight into a truck, and leaves a textured surface at exactly the elevation you asked for. It is how you put new asphalt on a lot without burying the curbs, drains and door thresholds.
TXST Paving Company mills and repaves parking lots, HOA streets and private roads throughout Georgetown, Round Rock, Leander, Hutto and the rest of Williamson County. Here is what milling does, when you need it, and what happens to the material that comes off.
All our road work services
- Asphalt Resurfacing: A new wearing course over sound pavement, with milling and leveling where the old surface needs it.
- Parking Lot Repair: Potholes, drainage failures and base repairs for lots, with patches that match the surrounding surface.
- Asphalt Milling: Cold milling that removes the failed top layer, restores grade and keeps curbs and drains at the right height.
- Speed Bump Installation: Asphalt speed bumps and humps with proper profile, striping and signage for lots and private roads.
Asphalt Milling in Georgetown, explained
What Cold Planing Actually Does
The machine is controlled to a depth and a slope. We can take off a half inch to remove a raveled surface, an inch and a half to two inches to match the thickness of the overlay going back down, or the full depth of the asphalt when we are rebuilding the base. The drum leaves a uniform grooved texture that gives the tack coat and the new lift a strong mechanical bond, much better than paving over a smooth, oxidized surface.
Jobs where milling is the right first step:
Holding Grade at Curbs, Gutters and Drains
The main reason to mill is elevation. Every overlay adds height, and on a lot with concrete curb and gutter that height comes straight out of the curb reveal. Lose enough of it and the curb stops catching wheels, water stops flowing to the gutter, and the accessible parking spaces along the building can end up outside the slope tolerance in the Texas Accessibility Standards.
Drains are the other problem. A storm inlet sits at a fixed elevation. Pave over the lot without milling and the inlet becomes the bottom of a bowl with a raised rim, so water ponds around it instead of dropping in. On a lot in Georgetown that catches a fast spring storm, that pond is where the base fails next.
How we handle it:
What Happens to the Millings
Milled asphalt, often called RAP for reclaimed asphalt pavement, is useful material. It has aggregate and binder in it, and it compacts into a firm surface when it is spread and rolled. We put it to work several ways.
If you have a gravel drive that washboards every spring and you want it firm without paying for hot mix yet, ask about a millings surface. It is often the best value option we offer.
Mill and Overlay: The Full Package
Mill and overlay is the standard way to renew a paved lot or street that has a sound base but a worn surface. It costs more than a straight overlay because of the milling and hauling, and much less than removing and rebuilding, because the base stays where it is.
| Question | Overlay only | Mill and overlay | Remove and replace |
|---|---|---|---|
| Removes old asphalt | No | Yes, to a set depth | Yes, all of it plus base |
| Finished grade | Raised by the overlay thickness | Same as before | Same as before |
| Curb reveal and drains | Reduced, drains buried unless collared | Kept | Kept |
| Bond to old surface | Tack on an oxidized surface | Tack on fresh milled texture | Not applicable |
| Best for | Open lots, rural roads, no curbs | Curbed lots, streets, lots with inlets | Failed base |
| Relative cost | Lowest | Middle | Highest |

How a mill and overlay runs on a typical Georgetown lot:
- Site walk, check the base, measure curb reveal and inlet elevations, free written estimate
- Mark utilities, valve boxes and manholes so the drum does not hit them
- Mill to depth, sweep the surface clean of loose grindings and dust
- Full depth repair of any soft areas exposed by milling
- Tack coat on the milled surface
- Pave the new lift and roll to density while hot
- Restripe once cured

05Milling in Central Texas Conditions
Milling exposes what the surface was hiding. On lots east of I-35, over the Blackland clay, we often find soft base under the drive aisles once the top layer is off. That is not bad news, it is the point. Better to find it and fix it before the new asphalt goes down than to overlay it and watch it crack through. Summer heat is the other factor. Old, oxidized Georgetown asphalt mills cleanly, but the milled surface should not sit open for long collecting dust and traffic, so we plan milling and paving as one continuous operation, usually the same day or the next.

Asphalt Milling in Georgetown: your questions answered
How deep do you mill?
It depends on the job. Edge milling along a curb might be an inch tapering to nothing. A standard mill and overlay takes off about the same thickness that is going back down, often an inch and a half to two inches. Full depth milling removes all the asphalt ahead of base repair. We set the depth from the curb reveal, inlet elevations and the overlay thickness.
Can I keep the millings from my job?
Yes. Many owners have us spread and compact them on a back drive, a storage area or a ranch road on the same property. If you do not want them, we haul them off and recycle them. Tell us during the estimate and we will plan the hauling and spreading accordingly.
Do asphalt millings make a good driveway?
They make a very good budget driveway or ranch road. Spread, graded and compacted, millings knit together into a firm, dust free surface that sheds water better than gravel and can be paved with hot mix later. They are not as durable as hot mix and will not look like new pavement, but for a long drive out past Liberty Hill or Jarrell they are hard to beat for value.
How long between milling and paving?
Usually the same day or the next. A milled surface is drivable in the short term but it is rough, dusty and can ravel under traffic if left open, so we schedule milling and paving as one operation. On a phased lot, each phase is milled and paved before the next one starts.
Will milling damage curbs, valve boxes or manholes?
Not if the job is laid out right. We locate and mark every valve box, manhole and inlet before the machine starts, and the operator lifts the drum or mills around them. Along curbs we run close but leave the concrete alone. Anything we hit, we fix. Utility locates are called in before we start.
