Parking Lot Maintenance, done right for Georgetown ground and heat
Most parking lots in Georgetown are maintained the same way: nothing happens for eight years, then a pothole opens by the front door and someone gets three quotes for a patch. Repeat until the lot needs to be rebuilt. It is an expensive way to own asphalt, and it is the reason TXST Paving Company offers maintenance plans instead of only one-off repairs.
A maintenance plan is a written schedule of inspections, crack sealing, sealcoating, patching and striping spread over several years, with the cost known in advance. Property managers use it to fill in a budget line. HOA boards use it for reserve planning. Church and school administrators use it so the lot is worked on when the building is empty. This page explains what goes into a plan and how we build one for a property in Georgetown, Round Rock, Leander or anywhere else in Williamson County.

Parking Lot Maintenance in Georgetown, explained
01Why a Plan Beats Emergency Repairs
Asphalt does not wear out at a steady pace. It holds up well for the first several years, then, once oxidation and water get into it, it goes downhill fast. The cost of keeping it in good shape follows the same curve. Sealing cracks and sealcoating while the lot is still sound costs a small fraction of what it costs to patch and resurface a lot that has been let go.
Central Texas compresses that timeline. Summer heat oxidizes the surface faster than milder climates do. East of I-35, expansive clay opens new cracks every drought. Spring and fall storms put water into every crack that is not sealed. A lot in Hutto or on the east side of Georgetown that would coast for six years elsewhere may need attention in three.
A plan puts that work on a calendar before it becomes urgent. It also means you deal with one contractor who already knows the lot, instead of collecting quotes from strangers every time something breaks.
02What a Maintenance Plan Includes
Scheduled Inspections
We walk the lot on a set schedule, photograph problem areas, and send a short report with what needs doing now, what can wait, and what to watch.
Crack Sealing
Hot pour rubberized sealant in new and reopened cracks, usually every year or two on clay sites and less often on the limestone side of town. Details on our crack filling page.
Sealcoating
Two coats of sealer on a two to three year cycle, phased so the property stays open. See commercial lot sealcoating.
Patching and Repair
Alligatored areas, potholes and sunken spots cut out and replaced with hot mix as they appear, before they spread. See parking lot repair.
Striping and Markings
Restriping after each sealcoat, plus touch-ups of accessible spaces, fire lanes and stop bars between sealcoats so the lot stays compliant with TAS, ADA and the fire marshal.
Drainage Checks
Inlets, curb cuts and low spots checked after storm season. Standing water is the fastest way to lose a base in this area.
A Sample Five-Year Schedule
Every plan is built for the specific lot, but a typical schedule for a sound, mid-age commercial lot on the east side of Georgetown looks like this.
| Year | Spring | Late summer or fall |
|---|---|---|
| Year 1 | Baseline inspection, crack sealing, patch any failed areas | Sealcoat (two coats), full restripe |
| Year 2 | Inspection after storm season, crack sealing on new cracks | Spot patching if needed, stripe touch-up |
| Year 3 | Inspection, crack sealing | Sealcoat, full restripe |
| Year 4 | Inspection, crack sealing, drainage check | Patching, stripe touch-up |
| Year 5 | Inspection, crack sealing | Sealcoat, full restripe, review the plan for years 6 to 10 |
A lot on the limestone side, in Wolf Ranch or along Williams Drive west of I-35, often stretches the sealcoat to every three years with crack sealing in between. A lot with heavy truck traffic or a weak base may need patching every year until the worst areas are rebuilt.
Budgeting for Pavement Maintenance
We do not publish prices, because every lot is different, but we can tell you how the budgeting usually works.
05Inspection Schedule and What We Look For
Two inspections a year is the standard on our plans, timed to the local weather.
- Spring, once storm season starts. We look for standing water, new cracks opened over the winter (a hard freeze like December 2022 or January 2024 widens existing cracks), sealant that has pulled away, and any place fines are pumping through a crack. This visit sets the crack sealing and patching scope.
- Late summer, after the heat. We look for raveling, fading, shrinkage cracks opened by drought, edge settlement on lots without curbs, and worn striping. This visit decides whether the sealcoat is due this fall or can hold until next year.
Each inspection produces a short written report with photos. There is no charge for inspections on an active plan, and the report is yours to keep whether or not you schedule the work.
06Who Maintenance Plans Are For
Plans work best for anyone responsible for a lot they do not want to think about every month: retail and office property managers, HOA boards, church and private school administrators, medical office landlords, apartment communities, self storage and RV storage operators, and owners of several small lots around Georgetown, Round Rock, Cedar Park, Leander, Hutto, Pflugerville and Taylor.

Parking Lot Maintenance in Georgetown: your questions answered
How long does a maintenance plan run?
Most plans are written for three to five years and reviewed every year at the spring inspection. There is no long-term lock-in. If the lot is doing better than expected we push the sealcoat out a year. If a section is failing faster than expected we pull the repair forward. The plan is a schedule, not a contract you cannot change.
Can we start a plan on a lot that is already in rough shape?
Yes, and it is the most common way plans start. Year one is a catch-up year: repairs, crack sealing and a sealcoat to stabilize the surface, then the normal cycle from year two. If the lot is too far gone to stabilize, we will say so and price resurfacing or reconstruction instead, so the maintenance budget goes where it does some good.
Is there a charge for the inspections?
No. Inspections on an active plan are included, and the baseline inspection before a plan is written is free as well. You get a short written report with photos after each visit. If we recommend work, it is priced separately and you decide whether to schedule it.
Will the work disrupt our tenants or members?
Not much. Crack sealing and patching are done in small areas that reopen within an hour or so. Sealcoating is phased so every tenant keeps an entrance and parking, and we schedule it for the property's quiet days, which might be a weekend for an office park or a weekday for a church. Tenants get a written notice ahead of time.
Does the plan cover concrete curbs, ramps and dumpster pads?
It can. Most lots have concrete curbs, aprons, accessible ramps and dumpster pads that wear on their own schedule. We note their condition at each inspection and can fold curb and gutter repair or ramp work into the plan so it all gets done on one mobilization.
