Parking Lot Repair, done right for Georgetown ground and heat

The first call about a parking lot usually comes after a rain. A pothole at the entrance off Williams Drive has doubled in size, the drive aisle by the dumpster has turned to alligator skin, or the drain inlet in the middle of the lot is sitting in a pond because the asphalt around it sank. TXST Paving Company repairs lots like that every week across Georgetown, Round Rock, Cedar Park and Hutto.

Good repair is about diagnosis. A pothole is a symptom. Whether it needs a surface patch, a full depth patch or a drainage fix depends on what is going on under it, and getting that wrong means paying for the same repair twice.

Parking Lot Repair in Georgetown, explained

What Fails in a Georgetown Parking Lot

Around Georgetown the pattern is predictable. Lots on the limestone west of I-35 mostly fail from age and sun. Lots east of I-35, out the Westinghouse Rd corridor toward Hutto and Taylor, fail from clay movement and water, and they fail at the low spots first.

Potholes.Water gets through a crack, softens the base, and traffic pushes the weakened asphalt out. Common at entrances, drive aisle turns and wherever trucks stop.
Alligator cracking.Interconnected cracks that look like reptile skin. The base under that area has failed. A surface patch here is a waste of money.
Drainage failures.Sunken inlets, birdbaths that hold water for days, gutters that pond. The asphalt around a drain settles because water got under it, and the settling makes more water collect. It feeds on itself.
Edge breakup. The outside edge of a lot with no curb crumbles as the clay behind it shrinks in a drought and stops supporting the pavement.
Utility cut settlement.A trench for water, gas or fiber that was backfilled poorly and sank.
Heavy load damage.Rutting and shoving where dumpster trucks, delivery trucks or buses turn and brake. The dumpster pad is the worst spot on most retail lots.

Parking Lot Repair Services

Surface patching

For shallow potholes and small failures where the base is still firm. The area is squared up, cut out, cleaned, tacked and filled with hot mix, then compacted. Fast, and the right fix when the base really is fine.

Full depth patching and base repair

For alligator cracking, repeat potholes and anything that moves under a truck. We saw cut the area, remove the asphalt and the failed base down to firm material, replace it with compacted flexible base, then pave back in one or two lifts. This is the repair that lasts. Read more on our asphalt repair and patching page.

Drainage correction

Resetting sunken inlets, rebuilding the asphalt collar around drains, regrading birdbaths so water moves, and repairing or replacing curb and gutter that has cracked or heaved.

Crack filling

Cleaning and hot pour sealing cracks before they turn into potholes. Cheap insurance. See crack filling and repair.

Dumpster pad and loading zone rebuilds

A thicker asphalt section or a concrete pad where trucks load, so the same spot does not fail again in two years.

Restriping after repair

Patches wipe out lines. We restripe stalls, arrows, accessible spaces and fire lanes so the lot is compliant when we leave.

Full Depth Patch or Surface Patch: How We Decide

This is the decision that matters most, and it is not always obvious from the top. We probe the failed area, watch how it moves under a loaded truck, and check whether fines are pumping up through the cracks after rain.

Making Repairs Match the Rest of the Lot, Georgetown TX04

Making Repairs Match the Rest of the Lot

A patch that stands proud, sits low or has a ragged edge is a trip hazard and a place for water to sit. We square cut every patch, keep the edges vertical, tack the faces so the new mix bonds, and compact to match the surrounding grade. On visible areas like retail lots, office entrances and church parking, we can seal the patched section or the whole lot so the color evens out instead of leaving black squares on a grey lot. Parking lot maintenance programs usually pair repair with a sealcoat for that reason.

Where a patch meets a drain or curb, we set the asphalt so water still runs to the inlet. Nothing is worse than a fresh patch that dams the drain.

Clay, Heat and Storms: Why Repairs Fail Early, Georgetown TX05

Clay, Heat and Storms: Why Repairs Fail Early

Three things around Georgetown wreck a repair that would last elsewhere. Expansive Blackland clay east of I-35 moves the whole base with the seasons, so a repair has to be deep enough to sit on firm material and wide enough to bridge the movement. Summer heat above 100 degrees oxidizes new asphalt quickly, which is why we push sealcoating once a patch has cured. And flash flooding in spring and fall dumps a lot of water fast. A lot that does not drain is a lot that will need base repair again. That is why every repair estimate we write includes a note on where the water goes.

Freezes like February 2021 opened plenty of cracks around Sun City and Teravista, but the damage we see most is from the other three. Build the repair for heat, sun and clay and it will handle the occasional freeze.

How a Repair Job Runs

Walk the lot with you, mark every failure, probe questionable spots.
Free written estimate with each area listed as surface patch, full depth patch or drainage work.
Schedule in phases if the lot needs to stay open. Early mornings before opening are common for retail.
Saw cut, remove, rebuild base where required, tack, pave, compact.
Reset or collar drains and inlets.
Restripe once the patches have cooled and cured.

FAQ

Parking Lot Repair in Georgetown: your questions answered

Should I patch the lot or repave the whole thing?

A rule of thumb: if failed areas add up to roughly a quarter of the lot or more, a full repave or mill and overlay is usually the better spend than dozens of patches. Below that, targeted full depth repair plus a sealcoat is the economical route. We show you both numbers so you can decide.

How long does an asphalt patch last?

A full depth patch on a rebuilt base should last as long as the pavement around it. A surface patch lasts for years if the base under it really was sound, and months if it was not. That is why we probe before we quote, and why we will tell you when a cheap patch is the wrong answer.

Can you fix a drain that has sunk below the asphalt?

Yes. We remove the asphalt around the inlet, rebuild or reset the frame to the right elevation, replace any washed out base, and pave a new collar that slopes to the grate. If the sinking was caused by a broken pipe or a washed out trench, we will tell you so that gets fixed too.

Do you repair parking lots year round?

Mostly, yes. Central Texas winters are mild enough that hot mix is available most of the year, and we watch the forecast for the occasional hard freeze or a wet week. Summer heat is not a problem for repair work. The one thing we do not do is patch a lot that is holding water.

Will my customers still be able to park during repairs?

In most cases. We phase the work, cone off the area being repaired, and keep entrances and accessible spaces open. Small repairs are often done early in the morning before a store opens. For larger base repairs we plan the sequence with you so the busiest part of the lot is disrupted the least.
