Parking Lot Paving, done right for Georgetown ground and heat

A new parking lot is the first thing a customer, a tenant or a congregation touches on your property, and it is also the part most likely to get value engineered into an early failure. TXST Paving Company builds parking lots in Georgetown from subgrade to stripes, and we build them for the trucks that will actually use them, the storms that will actually hit them, and the clay that is actually under them.

We are licensed and insured, based on E University Ave, and 5.0-star rated on Google. Most of our new lot work is on commercial pads along Williams Drive, the I-35 frontage, the Westinghouse Rd corridor and the new retail going up in Round Rock, Hutto and Leander.

Parking Lot Paving in Georgetown, explained

Where New Parking Lots Go Wrong in Williamson County

We get called to fix a lot of lots that are only five or six years old. The failures are almost always one of the same three.

None of these are hard to prevent. They just have to be in the design and in the bid.

Thin base on clay.A lot east of I-35 built on 4 inches of base over untreated Houston Black clay will rut in the drive lanes and alligator crack at the dumpster pad within a few wet and dry cycles.
Flat grading.A lot finished at under one percent slope holds water in the stalls after every storm. Water sits, works into the base, and the surface pops loose.
One thickness everywhere.Delivery trucks, garbage trucks and fire apparatus use the same lane every day. If that lane is built like a parking stall, it fails first.
What Our Parking Lot Paving Includes, Georgetown TX02

What Our Parking Lot Paving Includes

Site Work and Excavation

Clearing, cut and fill, and excavation to the design grades. We haul off spoil and bring in select fill where the plan calls for it.

Subgrade Preparation

Proof rolling to find soft spots, lime or cement stabilization on expansive clay, and moisture conditioning so the subgrade compacts to the right density.

Flexible Base

Crushed limestone base placed in lifts and compacted to spec. Typically 6 to 8 inches under stalls and 8 to 10 inches or more under truck lanes and loading zones.

Hot Mix Asphalt Paving

Laid with a paver and compacted hot. Usually 2 inches in stalls and 3 inches or a two-lift section in drive lanes, dumpster pads and fire lanes. Where the trash truck sits every week we usually recommend a concrete pad instead.

Curbs, Islands and Drainage

Concrete curb and gutter, landscape islands, ribbon curb, area inlets and swales so every square foot of the lot drains somewhere on purpose.

Striping, Signage and Accessibility

Layout and parking lot striping, accessible and van accessible spaces with signage to Texas Accessibility Standards and ADA, ramps, wheel stops, and fire lane striping to the Georgetown fire marshal's requirements.

Designing for Georgetown Clay, Heat and Storms, Georgetown TX03

Designing for Georgetown Clay, Heat and Storms

West of I-35 the ground is limestone and caliche. It drains, it holds compaction, and a standard section works. East of I-35 you are on Blackland Prairie clay, and that changes the numbers. Expansive clay under a lot can move an inch or more between a dry September and a wet May. We deal with it by stabilizing the subgrade, running thicker base, and keeping water away from the edges with curb and gutter rather than a raw asphalt edge that the clay can pull away from.

Heat matters too. A black lot in July runs far hotter than the air, which softens the surface under a parked truck and speeds up UV oxidation. We use a mix that holds up in that heat and recommend a first sealcoat within the first year to lock in the surface.

And we grade for the storms, not for an average day. Real slopes, inlets sized for a Central Texas downpour, and no bird baths in the stalls.

Our Parking Lot Paving Process

Site visit and plan review.Measure, check the soils, review any civil drawings, count spaces and confirm accessible space and fire lane requirements with the city.
Written proposal.Thicknesses by area, base depths, drainage, curb, striping, and a phasing plan if the site is occupied.
Site prep.Clearing, excavation, subgrade stabilization and proof roll.
Base and curbs.Base placed and compacted, curb and gutter poured, islands formed.
Paving.Hot mix laid in lifts and compacted, tied into the street approach and any existing pavement.
Finish.Cure time, then layout and striping, signage, wheel stops and ramps.
Closeout.Walk-through with you, punch list, and a maintenance schedule so the lot lasts.

Asphalt or Concrete for a New Lot?

Most Georgetown lots end up asphalt with concrete where the trucks stop. We do both, so we are not pushing one over the other. Our concrete contractor page covers the pads, curbs and approaches.

FAQ

Parking Lot Paving in Georgetown: your questions answered

How long does it take to build a new parking lot?

A small lot of 30 to 50 spaces on a prepared pad is often a one to two week job from excavation through striping, weather permitting. Larger lots, lots that need subgrade stabilization on clay, or sites with a lot of curb and drainage work take longer. We give you a schedule in the written estimate and update it if storms push things.

How thick should a commercial parking lot be?

Stalls are usually 2 inches of hot mix over 6 to 8 inches of compacted base. Drive lanes, dumpster pads and fire lanes get 3 inches or a two-lift section over 8 to 10 inches of base. On Blackland clay east of I-35 we stabilize the subgrade or add base. The lot should be designed by area, not one thickness everywhere.

Do you handle ADA and fire lane requirements?

Yes. We lay out accessible and van accessible spaces, signage and ramps to Texas Accessibility Standards and ADA, and stripe fire lanes with red curb and lettering the way the Georgetown fire marshal expects to see them. If your plans already call these out we follow them; if not, we help you get the count and placement right.

Do I need a permit to pave a new parking lot in Georgetown?

Most new commercial lots are part of a site development permit already handled by your engineer or general contractor. We build from the approved civil plans and coordinate inspections as part of the job. If you are adding a lot to an existing property without plans, we will help you figure out what the city needs before we start.

When should a new lot be sealcoated?

After the asphalt has cured, usually 6 to 12 months after paving, then every 2 to 3 years depending on sun exposure and traffic. Central Texas UV greys and hardens an unsealed lot fast, so the first coat matters more here than in cooler climates. We can put a sealcoat and crack seal schedule in your closeout package.
